How does my money reach me outside Colombia?
Your tenant pays between the 5th and the 10th. We transfer on the 15th, every month. Before you sign, we tell you the transfer cost, the exchange rate we use and who absorbs the spread. Not after.
You choose whether the transfer lands in a Colombian account or abroad. Either way, the statement shows the amount in COP and the exact deductions, so you can reconcile it against what arrives in your bank.
How do I know the property isn't quietly falling apart?
Annual inspections with complete photo documentation, plus photos every time a contractor enters. Want to see something specific in between? Ask and we'll go take the picture.
The Premium plan doubles that to two inspections a year. Every inspection is a dated photo file, not a paragraph telling you everything is fine.
How do I know you're not marking up repairs?
Because you get the contractor's invoice, unchanged. We make nothing on your repairs. When the repair is the owner's responsibility we handle anything under 1,000,000 COP (about USD 250) without bothering you, and above that we ask you first, every time. When it's the tenant's responsibility we still coordinate it — the tenant pays for it, not you.
The approval threshold is written into the contract, so it isn't a promise you have to trust — it's a term you can hold us to.
Who exactly am I dealing with?
Not a call centre and not a rotating account manager. One person, with a name and a mobile number you can use.
That person answers on WhatsApp within 1 business day, and 24/7 when it's an emergency in the property.
What about Colombian tax on my rental income?
We're not your accountant, but we won't leave you to work it out alone from another country.
We issue the documentation you'll need, and we can point you to accountants who work with non-resident owners.
We're new. Here's what we're not going to do about that.

We charge only on rent actually collected. If your tenant doesn't pay, neither do we. If your property is vacant, finding and screening a tenant costs nothing extra on either plan. A typical Cartagena apartment renting at 4,500,000 COP (about USD 1,125) a month pays 540,000 COP (about USD 135) + VAT on the Standard plan.
